What Makes Olhao’s Traditional Cube Houses Appeal to International Buyers in 2026

Olhao has a look that no other town in the Algarve shares. Walk the lanes behind the municipal market halls and you find flat-roofed white houses stacked into clean geometric blocks, their rooftops open to the sky and the lagoon beyond. These are the casas de cubo, the cubist townhouses that give the old town its architectural reputation and much of its pull among international buyers. In 2026 they remain one of the most distinctive things we handle in the eastern Algarve, and the interest in them keeps building rather than fading.

The architecture that sets Olhao apart

The cube houses date from the eighteenth century, when Olhao’s fishermen and traders replaced simple huts with square, flat-roofed dwellings modelled on what they had seen across the water. Olhao sat at the Portuguese end of a long commercial relationship with North Africa, and the design borrowed openly from Morocco. A Portugal Resident heritage feature traces the style to eighteenth-century trade with Morocco, and the resemblance to a North African village is still striking as you walk the quarters today.

Two features define the type. The first is the acoteia, the flat roof terrace that doubles as an outdoor room, historically used for drying fish, catching a sea breeze and, on hot nights, sleeping. The second is the mirante, a small rooftop watchtower that let families look out for the fishing boats returning from the Ria Formosa. No two houses are quite the same. They rise from one to three storeys, some carry external staircases, and the rooflines step and shift so that the whole quarter reads as a piece of sculpture rather than a plain row of terraces.

Barreta and Levante, the old-town quarters

The cube houses cluster in two historic districts. Barreta, on the western side, is the older of the two and is regarded as the original nucleus of the town, built in the early eighteenth century on the site of earlier thatched cottages. Its streets are narrow and irregular, and the houses tend to be small, vaulted and full of character. Levante lies to the east on a straighter grid, closer to shops and daily services, which some buyers prefer for practical reasons. Both quarters sit within a short walk of the market halls and the waterfront, and that walkability is a large part of why they hold their value.

Why international buyers want them in 2026

Buyers are drawn to these houses for reasons a modern villa cannot really answer. The appeal is specific and it tends to survive the first viewing.

  • Character that cannot be reproduced. A restored cube house carries three centuries of history in its walls, its vaults and its rooftop, and there is no way to build that quality in from scratch.
  • A rooftop that works as a second living space. An acoteia with a view over the old town and the lagoon is a genuine outdoor room, not a token balcony added to satisfy a floor plan.
  • A walkable town rather than a resort. Barreta and Levante put a working market, cafes, ferries and the Ria Formosa on the doorstep, and the town stays busy through the winter.
  • Relative value against the western Algarve. idealista put average asking prices in the town at around €3,062 per square metre in October 2025, comfortably below Lagos, and that gap has held into 2026.

The audience for these homes is broadly international, drawn from across northern Europe and further afield. Many buyers want a house they can live in for part of the year and let responsibly for the rest, and the cube houses suit that pattern because they sit inside a real town rather than a seasonal enclave.

What restoring a cube house involves

Most of the character stock in Barreta and Levante needs work, and it pays to go in with open eyes. The vaulted ceilings, thick masonry walls and original staircases are the elements worth protecting, and they are usually what makes a given house special. Older properties may still need new services, damp treatment, a rebuilt roof terrace and sympathetic replacement windows, and those costs add up quickly on a small footprint.

Because the old town carries genuine heritage sensitivities, external changes and anything that touches the streetscape can require municipal approval, so it is worth confirming what is and is not permitted before you commit to a purchase. A restored cube house offers a particular kind of Algarve life. Mornings begin at the fish and produce market, the barrier islands of the Ria Formosa are a short ferry ride away, and evenings are spent on the acoteia watching the light change over the saltpans. It is a town life lived among Portuguese neighbours and a growing international community, close to restaurants and daily services, and it holds its character through the quieter months when the coastal resorts empty out.
